Bangkok is a captivating, fascinating and dynamic city with countless places to see, terrific shopping opportunities, a diverse and exciting nightlife, and thousands of restaurants. Siam’s new beginning.
Large parts of Thailand fell under Burmese rule during the eighteenth century. After the destruction of the former Thai capital, Ayutthaya, a handful of men under the leadership of General Tak Sin went in search of a new place to establish the government of the kingdom. In 1772, they settled on Thonburi, a small town on the west bank of the Chao Phraya River. The little town was built around an important temple. The site was well protected by the river and hastily erected land walls. Tak Sin expanded the temple complex into the royal temple of Wat Arun, in honour of the goddess Aruna. Wat Arun survives today as the landmark of Bangkok.

An inglorious end.
Tak Sin ruled the Kingdom of Siam with an iron fist for ten years. Years of war transformed him into a merciless despot. He saw himself as Buddha’s successor, and demanded to be worshipped as a god. This led to rebellion and to his execution on 6 April 1782. In accordance with time-honoured custom, he was placed in a sack and beaten to death, because royal blood could not be allowed to spill on the dirt.

Following Tak Sin’s death, Bangkok was founded anew as a different city on the opposite bank of the river. King Rama I used the old capital of Ayutthaya as a model for the construction of his new residence. There he built the Royal Palace and the Royal Temple of Wat Phra Kaeo, named after the statue of the Emerald Buddha, which Rama commanded be brought here from Wat Arun. Today, this is Thailand’s most revered image of Buddha. The area around the Royal Palace is the historic centre of present-day Bangkok, Canals, called khlongs, used to wind through and around the new capital, and much of the city’s commerce took place directly on the water. Nearly all of the khlongs were filled in during the twentieth century to allow for the expansion of the city.

All of Bangkok’s busy streets and wide boulevards were originally canals. The first bridge over the Chao Phraya River, the Memorial Bridge, was dedicated in 1932, joining Thonburi with the constantly expanding city on the opposite bank. The last of the khlongs with their colourful floating markets can still be found in Thonburi.

The face of the Bangkok metropolitan district, known as Krung Thep Mahanakhon in the Thai language, was mostly modernized in the 1980s, when an explosion of construction of high-rise buildings and skyscrapers forever altered the cityscape. The Skytrain now weaves its way through a concrete and steel jungle, with only the occasional glimpse of a golden stupa or ornately decorated palace to remind the visitor of Bangkok’s glorious past.

Now, some folks have figured out ways to “hijack” ClickBank affiliate IDs. And others have figured out products to prevent that. One of these products is called Affiliate Hijacker — and consists of hosting the actual ClickBank sales page on your own domain. If you decide to do this, you should check with the ClickBank merchant to make sure that this is okay with them. One unknown affiliate uses this strategy, but failed to put their affiliate id onto the page. Since the domain owner is private, the ClickBank merchant has no way of determining who the affiliate is, but regularly receives sales from that page.

Finally, the way to ensure that you get credited with the sale is to offer a unique and valuable bonus that the buyer can only get if they can prove they bought the product through your affiliate link.

Now, another way to increase ClickBank sales is to sell more different ClickBank products.

What’s the easiest way to do this? Well, when you promote a ClickBank product, you should be doing so by having your ClickBank affiliate link on a site that you own. Why? Because, once having gotten someone on your site you want to get them onto an email list. Make sure that you make your visitor an irresistable offer to sign up to your email list.

If you are promoting a weight loss product on your page, offer some valuable hints or maybe coupons for diet products in trade for signing up to your list. Once on your list, you can promote the original product again, in different ways — but you can also promote other weight loss-related products that you find on ClickBank.

Qualified mortgage brokers must undergo a series of exams and receive some on-the-job training and experience.

Because all financial advice in the UK is regulated by the Financial Services Authority (FSA), mortgage brokers fall under the stewardship of the regulator. The FSA has determined that mortgage brokers must complete one of the approved qualifications and receive training and guidance from other qualified advisors before becoming authorised mortgage brokers.

Once mortgage brokers are authorised, they may advise their clients in all matters relating to mortgages within a bank or building society, a mortgage brokerage, an estate agency, or they may establish their own practice and work on a self-employed basis.

The first step to becoming a mortgage broker is to pass one of several qualifications that are recognized by the FSA. They include the Certificate in Mortgage Advice from the Chartered Insurance Institute, the Certificate in Mortgage Advice and Practice from the Institute of Financial Services, or the Mortgage Advice and Practice Certificate from the Chartered Institute of Bankers in Scotland (Scotland only).

Mortgage brokers may also use their qualifications and experience as a base to launch a career in financial advising. This will involve passing several more exams and gaining some experience as a financial advisor.

In order to maintain their qualification, mortgage brokers must participate in continuing professional development. This usually involves keeping up with the mortgage industry through some form of structured, ongoing learning.
